The Villa blends completely with the environment that surrounds it thanks to the colours of the external plaster obtained with local earth mixed with natural lime.


It has been totally restored according to the rules of bioarchitecture, using exclusively natural materials such as lime, wood and stone, natural earths and beeswax for finishings.
A geobiologist has identified and measured electromagnetic fields, Hartmann's knots and the spaces have been subdivided and the beds positioned accordingly. The edge of the outside garden is marked by three great secular pine trees which in the summer create a precious area, shady and cool.

La Fattoria it covers an area of 5 hectares cultivated with organic/biodynamic methods.
Currently we are growing olive trees, saffron, wheat and grass. We are giving our land a much needed "re-establishment" period after its the previous owner abandoned it for 8 years.
Eventually we shall have fruit trees, healing herbs and a stable for horses; but most of all we are interested in starting a research program on the regeneration of plants and seeds through biodynamic and homeopathic methods.
The farm products are: oil, honey, saffron.

For breakfast and dinners - that can be prepared upon request we only use organic products either directly from the farm or bought locally.

Accomodations Fattoria San Martino

Together with our two children we live on the ground floor of the villa whilst on the first and second floor we have 3 suites (approx. 45 mt) and 1 dobleroom (approx. 27 mt) for those guests who would rather enjoy a family atmosphere and more human spaces instead of a hotel.

All the rooms have an electric current disjoiner that switches off all electric tension as soon as the last light is turned off and thus cancels the presence of any electromagnetic field.

King size beds, 220 cm long, with a solid wood frame treated with beeswax. The springs consist of a double layer of evaporated beech placed upon three latex elements that allow perfect adaptability. The mattress is a cotton futon, the pillows are made with millet; the sheets are in natural fibres and the blankets in pure wool.
The floors are in solid wood and treated with beeswax; the heating system is placed within the walls that themselves radiate giving a homogeneous feeling of warmth; but what is most important to us is that our system of energy management is the fruit of a complex study that has enabled us to obtain heat and energy essentially from natural and renewable sources such as sun and wood.

The villa of the farm of San Martino stands just outside the ancient walls of Montepulciano on a hillock: the country path that leads to it runs along the borders of the town, through fields of vineyards, olive trees, sunflowers and wheat.

Some of the windows of the house give onto the view of the town of Montepulciano perched on top of the next hill, displaying its ancient palaces and churches; from the other windows you can enjoy the view over the Val di Chiana, the lakes of Montepulciano and Trasimeno and the Umbrian Appenines.
The environment is fully respected and no hunting is allowed in the area around the villa.

In Montepulciano you have to follow direction Football place and when you are in front of the tennis courts turn to the left (white indication) in a little street and follow it for 600 meters till a big cipress.
